About Tim's Affordable Lawncare

Started in 2006 with one truck and a small piece of Kingsport to look after.

Tim came home from service, picked up a mower, and started cutting grass for neighbors on the Kingsport side of the Holston ridge. That was 2006. Nearly twenty years on, the truck count's up and the work's the same: lawn care that holds the line week to week, retaining walls that don't bow after two winters, and mulch beds that still look right in August.

We stayed small on purpose. Tim runs the calls. The crew that shows up is the crew you'll keep seeing. And we made one change a lot of operators won't — we put propane on the mowers, so your Saturday morning sounds a little quieter and the air around the bed of the truck doesn't smell like a gas can.

If it can't hold up through a Tri-Cities winter, it doesn't go in the ground.

Lawn care week to week. Hardscape and retaining walls when the yard needs structure. Mulch, leaf cleanup, and seasoned firewood when the season calls for it.

    Mowing, edging, blowing — every visit. Fescue and Bermuda lawns get cut at the right height for the season. Propane mowers run quieter on early mornings.

    Dry-stack retaining walls

    Stone or block, hand-set on a compacted base with proper drainage behind. Built to hold East TN grade through freeze-thaw. Most jobs run 2–4 days.

    Hardscape & river-rock

    Paver patios, river-rock dry creeks, stepping-stone paths. Drainage planned first, finish second. We grade for water before we set a stone.

    Mulching — hardwood & pine-straw

    Bed edging, weed pull, fresh hardwood mulch or pine-straw — your call. Refreshed once or twice a year keeps beds tight without the volcano look on the trunks.

    Fall leaf hauling and fescue overseed in October–November; dormant pruning in winter; Bermuda overseed and pre-emergent on the spring side.

    Seasoned hardwood split and stacked, delivered across the Tri-Cities. Half-cord and full-cord. Order ahead in October — winters here move fast.

On the mowers — propane

Most lawn crews run gas.
We don’t.

Propane burns cleaner, runs quieter, costs less per running hour — and your neighbors thank you for it. We switched the mowers over because the tradeoffs made sense on the work, not because it looked good on a website.

    Quieter on the property line.

    A propane mower runs noticeably softer than a comparable gas engine — enough that we can cut a yard at 7 a.m. on a Saturday without anyone calling the city.

    Cleaner air around the work.

    Propane burns with far fewer particulates than gasoline. No oily smell hanging in the bed of the truck, none of that blue haze around the deck after a long pass.

    Lower fuel cost per cut.

    Per running hour, propane comes in under premium gas in this market. That savings goes into us being able to keep the lawn-rotation pricing where it is, year after year.

A note on honesty: we’re not all-propane yet. The fleet is a mix, and the conversion is ongoing. The point isn’t to claim a clean badge — it’s that we made the change at all, and we’re still making it.

    Free walkthrough. We measure, look at the grade and the drainage, and ask the questions that change the price.

    Clear number, broken out by line item. No surprise upsells later.

    Scheduled work

    We pick a window with you. Weekly lawn rotations start the next cycle; wall and hardscape jobs usually land within 2–3 weeks.

    Walkthrough & invoice

    We don't pack up until you've walked it with us and the yard's clean. Invoice goes out after.

We don’t make a big show of the veteran-owned part — the work and the years are what we’d rather you measure us by. But it’s on the truck, it’s on the invoices, and if you’re a vet yourself we’ll usually take a little off the first job. Just mention it on the call.
